Bennetts Lane, a new mixed-use building designed by fjcstudio, is now open at 17 Bennetts Lane in the north-east corner of Melbourne’s CBD. Developed by Perri Group and Pellicano and delivered by Hacer Group under a design and construct contract, the building reached completion in November 2025 and welcomed its first office tenants in early 2026.
A vertical village above the laneway
The project brings new life to a once overlooked pocket of the city. Two levels of retail and food and beverage tenancies activate the laneway, while above, nineteen floors provide around 12,000 square metres of office workplace, coworking space, a function centre and a rooftop bar.
The building’s tiered form shapes both its silhouette and its workplaces. Larger floorplates on the lower levels suit bigger organisations, while smaller floors above suit small and medium businesses. Every floor has natural light on all sides, and terraces open to views across the city skyline.
Designed for wellbeing and performance
The building was designed to meet 5 Star NABERS and 5 Star Green Star requirements. End-of-trip facilities, shared work and lifestyle spaces and a concierge service support the people who work there every day.
The Lane House
The Lane House, a boutique apartment hotel offering studios through to two-bedroom apartments, will open within the building later in 2026.
Bennetts Lane continues fjcstudio’s commercial and workplace work in Melbourne, alongside Caledonian Lane and 200 Victoria Parade.
