Pathways

fjcstudio designs housing as homes and neighbourhoods, not units of supply. New planning pathways in NSW are changing how and where housing is delivered, and we work alongside planning consultants, with architecture, interiors, landscape and urban design in one studio, so each scheme develops as a whole from the first option.

New housing shapes how people live together for generations. fjcstudio holds that design is a social and ethical act, and plans each project around daylight, outlook, cross ventilation and the shared spaces where residents meet. Since 2025, fifteen projects we have worked on have been recommended by the Housing Delivery Authority, with capacity for more than 6,800 homes.

Pathways

Housing Delivery Authority

The NSW Housing Delivery Authority offers a State Significant Development pathway for major housing proposals that are well located and can be built quickly. Our architecture and urban design teams prepare the design case from Expression of Interest through assessment. See our Housing Delivery Authority work.

Transport Oriented Development

The Transport Oriented Development program allows more homes within walking distance of selected stations. We test what each site can support under the new controls, and design apartment buildings that suit their station precincts, with active ground floors and good amenity for residents. See Transport Oriented Development.

Low and Mid-Rise Housing

The Low and Mid-Rise Housing reforms allow terraces, manor houses and residential flat buildings near nominated centres and stations. We help owners and developers understand what the controls allow, and design homes with daylight, outlook and a scale that fits the street. See Low and Mid-Rise Housing.

State Significant Development

Larger housing and mixed-use projects can be assessed as State Significant Development, including over-station development and larger in-fill affordable housing. We prepare design and urban design work for concept and detailed applications through to determination. See State Significant Development.
