A midtown site

338 Pitt Street is a key consolidated site in the mid town precinct of the Sydney Central Business District. The site has a close relationship with major city features and infrastructure Hyde Park, George Street and the new Light Rail, the planned Pitt Street Metro Station and the future Town Hall Square.

The planning controls affecting the site a 235m height and an FSR of up to 15:1 depending on the mix of uses. The site is clear of any overshadowing controls.

A catalyst development

The vision for the project is a catalyst development which will introduce high quality residential, hotel, commercial and retail space into the mid town precinct and integrate the precinct including the Future Town Hall square, the Greenland Centre and Primus Hotel, the George Street entertainment precinct including Mirvac’s 505 George Street development, the Hyde Park Precinct and World Square.

In reviewing the physical characteristics of the site it appears to be well suited to residential use in a tower form with a high level of sun access which is protected by the Hyde Park sun access plane to the east and the heritage listed Central Courthouse to the west.

Urban design principles

In analysing the site a series of key urban design issues have been identified and addressed. Addressing of these issues forms the underlying principles for the proposed development envelope. Relevant principles include: height control; sun access; floor space; streetscape and urban character; setbacks; ground level experience and public domain; land use mix; residential amenity.

Two slim residential towers are carefully composed into a new urban setting that includes new laneways and public squares and a fine grain of diverse street defining buildings. The project is conceived as a miniature work of city making of hybrid mixed uses and landscape.
