Co-Living Housing

fjcstudio designs co-living housing: compact private rooms supported by generous shared spaces, so residents can live close to jobs, study and transport while being part of a community. Our work draws on our experience in build to rent, student accommodation and hospitality.

At Liverpool Civic Place, our eight-storey co-living building at 44 Scott Street is now under construction. It sits within a new civic precinct alongside a tower for commercial, retail and education spaces, the civic building and Yellamundie library.

44 Scott Street, Liverpool Civic Place

44 Scott Street is an eight-storey co-living building, now under construction as part of the developer works at Liverpool Civic Place, delivered by Built. Residents will share the precinct with a tower for commercial, retail and education spaces, the council offices, Yellamundie library, a childcare centre and the new civic plaza.

Co-living sits beside a tower for commercial, retail and education spaces, sharing the precinct’s public plaza.

Co-living, education and workplace join the civic building, Yellamundie library and public plaza at the southern end of Liverpool’s CBD.

Co-Living Approach

Rooms that Work Hard

Co-living rooms are compact, so every centimetre counts. We plan each room for sleeping, working, storage and a kitchenette, with daylight, natural ventilation and a sense of privacy, so residents have a comfortable home of their own within a larger shared building.

Shared Spaces at the Heart

Shared kitchens, lounges, workspaces and outdoor terraces are where a co-living community forms. We place them where they are easy to find and pleasant to use, with daylight and views, so residents meet naturally and the building feels like a neighbourhood, not a corridor of rooms.

Close to Jobs and Transport

Co-living works best close to transport, employment, education and services. At Liverpool Civic Place, residents live within a new civic precinct beside the library, public plaza and education spaces, close to the heart of Liverpool’s CBD and its transport connections.

Designed to Operate

Like build to rent, co-living buildings are owned and operated for the long term. We design for efficient management, durable materials, easy cleaning and maintenance, secure access and flexible furniture, so quality is sustained for residents and operators over many years.

Part of a Mixed-Use Precinct

Co-living often sits within mixed-use precincts. We integrate it with workplace, education, retail and civic uses, resolving separate entries, servicing and amenity so that each use works well on its own and the precinct thrives as a whole.

Lessons Across Living

Our co-living work draws on our experience in build to rent, student accommodation and hotels and hospitality, applying what we have learnt about shared amenity, compact planning and long-term operation to this growing form of housing.
