Unsolicited Proposals

fjcurban helps proponents shape unsolicited proposals to government, testing a site’s potential and public benefit from the earliest stage.

Our proposals range from hotels in The Rocks and on Phillip Street to the waterfront at Cockle Bay and Harbourside and the Entertainment Quarter at Moore Park.

50-52 Phillip Street, Sydney

An unsolicited proposal for a hotel of 244 rooms and 23 apartments.

Our Expertise

Early Feasibility

We test a site’s potential early, so proponents can see what is possible before committing to a proposal. Massing, uses and public spaces are explored through options that show what a site can carry. Early testing helps proponents and government focus on proposals that offer genuine public value.

Public Benefit

Proposals are built around the value they offer the public, such as new open space, public domain and access to the waterfront. At Cockle Bay and Harbourside, the proposals included public domain frameworks that opened the waterfront to the city. A clear public benefit strengthens the case for each proposal.

Government Process

We prepare material suited to each stage of government assessment, drawing on seven unsolicited proposals across Sydney. Clear drawings, comparisons and narratives help assessors understand the proposal and its merits. We work alongside planners and proponents to keep the material consistent and clear through each stage of the process.

Mixed Uses

Our proposals combine hotels, apartments, retail and cultural uses, from the Quincy Hotel in The Rocks to the Entertainment Quarter at Moore Park. Mixed uses keep places active through the day and evening. They draw on the studio’s experience in hotels, residential and cultural buildings.
